Canada Still Isn’t Building Enough Homes

Canada's ongoing housing supply challenges are still front and center for so many of us. While there have been some positive steps and certain key markets have seen affordability inch forward, the reality remains: we’re not building enough homes to keep pace with demand. Currently, about 250,000 homes are built annually across the country, but experts agree we need closer to 400,000 to 470,000 new homes each year just to restore affordability and address the backlog. Over the past decade, our population growth has far outstripped housing production, creating a deficit that can’t be fixed overnight—even with increased construction. No surprise, then, that frustration runs high: around 80% of Canadians feel the housing system isn’t working, and about 75% believe we’re simply not building enough. As someone working in markets like Surrey, Vancouver, and Burnaby, I see these pressures every day. Pent-up demand could surge once confidence returns, and housing will remain a major issue in the months ahead. Navigating these realities is part of the landscape for buyers and sellers alike.
